They make fair offers – This means not making offers that are ‘too low’ or ‘too high’. Too low is self explanatory, they need to pay a fair amount. A high offer is usually an indication that it will be reduced at a later stage, a practice that we condemn.

Providing proof of past transactions – there are a lot of companies out there claiming to be house buyers that have never purchased a property, we require proof of at least 5 properties that they have purchased in the last 6 months.
Providing proof of funds – Past purchases are no indication that they can fund more, they could have spent all of their money. The buyers that we use must show that they are in a position to buy, meaning either proving that they have cash in the bank or providing confirmation from a finance facility that they have funds they can draw upon immediately.
Proving that they are in a strong financial position – Companies that have bought properties in the past and can provide proof of funds can still go bust. This happens quite often with smaller house buying companies if the housing market takes a turn for the worst. We need evidence that the company is in good shape financially and that they can stand up to any such market fluctuations.
Aside from this we independently review past transactions to check that they are paying a fair price (we don’t just take their word for it) and we constantly monitor their customer feedback for evidence of untoward practices. Only with all of these checks in place are we confident to recommend a company.
