Review Integrity
I found no evidence of House Buy Fast taking action to remove bad reviews. I would note that a lot of the positive reviews are from people at an early stage in the service, often just after an initial phone call and very few seem to have come from people that have gone all the way to selling their house to the company. There is also evidence that some of the reviews are not from a house buying service and are in fact for the estate agency service that they offer, several of the reviews mention arranging viewings, which is not something that is necessary for a cash purchase. It is also worth mentioning that the majority of their reviews are on Feefo, this is not a platform that people can just leave a review they have to be invited to so it can lead to it being a more curated list because you are less likely to invite someone that has had a bad experience to review you.

The House Buy Fast Website (https://housebuyfast.co.uk/) is simple and straightforward to use, it has a “Frequently asked questions” section that answers some of the main questions that you may have although in my opinion it falls short of being comprehensive. You do however get to watch videos of Jonathan Rolande answering the questions. The blog is pretty poor and insightful it’s only real function seems to be to link to the PR articles that the company has put out in the previous month. There are several methods by which you can contact them including a form entitled “get a free cash offer for your house”, there is also a phone number and a live chat facility.
It is also worth mentioning that alongside their own website they also “lease” another website called Ready Steady Sell (https://www.readysteadysell.co.uk/) this is no secret, it says it clearly in the footer of the site. This site claims to “compare offers from multiple agents” and is written by the fictional character “Lisa Hayes” (not that we have anything against fictional aliases here at cash house buyer guru) but it is probably fair to assume that the only brands that are being recommended are the ones that fall under the “future planned relocation services” umbrella.
Claims
One of the first things said on the website is “we buy any home in as little as 3 days” while they may have bought one or two houses in this timeframe in the past, there really is a very rare set of circumstances that need to occur for this to happen (for example they are picking up a fallen through sale that was just about to complete) and is in no way indicative of what a normal cash purchase sale time would be. This claim is all the more baffling when you consider the context, when the quick sale industry was investigated by OFT in 2013 which led to the formation of the NAPB (which remember is ran by one of the directors of House Buy Fast) one of the main complaints was that companies were advertising the fact that they could buy houses in 7 days, when in reality a more realistic time frame is 3 – 4 weeks. So it seems a bit odd that the head of the NAPB would make such a ludicrous claim on his own website.
Are House Buy Fast and Speed Property Buyers the same company?
Both House Buy Fast and Speed Property buyers are trading styles of “Future Planned Relocation Services” so it is fair to assume that you will be dealing with the same people, likely with the same business practices, with either brand that you choose to contact.
Summary
House Buy Fast are veterans of the quick sale industry and have the financials and track record to prove that they do purchase houses. Something to bear in mind is that they do offer other services which are essentially estate agent services so if you are looking for a fast cash sale stand firm on that and don’t be persuaded to use the other services as there is no way that a timescale can be guaranteed other than by the cash buying route.
